The Property Club is a growing mastermind group of property professionals, developers, investors and traders, as well as others just starting up.

We buy half-run-down period properties in central London, refurbish them to a high standard and re-sell them at high profit margins. Our business proposition is a specific pragmatic and proven one.

Property in the right location, which has the potential for development. We only buy below market value (BMV). Yes, we shop around and haggle a lot. This creates immediate equity, which means that we are making profit when we buy. Subsequently we go on to add value, through smart refurbishments, maximising the full potential of the property.

Low volume and high profit margins is the best strategy for the current market. For 2009 we will be undertaking fewer phased projects.

We undertake joint property development projects where there will always be an expert stakeholder. We don’t pass or sell-on good deals. We actually do it and we are always in it together.

We are active and professional property developers and entrepreneurs. The Property Club’s development projects are undertaken in teams of 2 to 4 people, who then go away and work outside these meetings, with support from all members. We undertake the project management of the projects, to get the weight off the shoulders of the busy members who may hold other jobs. We capitalise on our expertise, know-how, local knowledge and network of tradesmen, architects, estate agents, surveyors and suppliers.

The Property Club holds regular evening meetings to present new members, to network and to hold talks on specific and relevant topics, including economy, property, personal development, time management, and finance. All presented by speakers that are on board and are professional experts.

Our core activity is actual property development. The educational side is a non-profit but much needed activity and is undertaken by the very members of the club. We need to be informed properly in order to act responsibly and professionally on the ever changing property and financial markets. And that is not achieved by just reading the press.

It is important to share knowledge and expertise, and to develop trust that only face to face meeting and involvement can foster. Being part of a harmonious mastermind group has historically been an important ingredient for success.

You may even be new to property but you are not new to life and are surely bound to have skills and expertise you can contribute. We are a group of friends: entrepreneurs, architects, estate agents, marketers, bankers, accountants, salespeople, engineers and others. We have a mindset and body-fuel expert member who is able to boost one’s energy levels which we all know is extremely important to business.

Our mortgage broker is able to finance most possible deals, whilst architects ensure our planning applications go through efficiently. We are a multicultural club and some of us have known each other for over 15 years, and others for less than a year. Membership is informal, and for responsible adults with the drive, desire and flexibility to work as a team, because we don’t need membership or fees to spend time with your friends or our partners. However actual joint property deals are dealt with through legal written agreements. Our aim is learning, having fun and making serious financial profits.

Our vision is to educate people so they understand the deals and are better able to make decision and to contribute when involved. Training and mentoring are offered, free of charge. It is important to remember that we only really learn when actually doing things. For this reason, one of our one-day courses involved several classroom lectures, as well as viewings of actual properties. We ended up purchasing one of these properties as it proved to be a good deal.

All business cases are set up with risk analysis, multi-scenarios, and all assumptions are cross checked with professional estate agents, tradesmen and building officers before we ever proceed. We offer an investment vehicle for busy professionals who don’t have the time or the know-how to do it alone. Because we are confident we will always be stakeholders in all projects. We are in it together.
